Having lived in rented accommodation when I first came to Surin I can say that I had to take a copy of the contract and the landlady to Immigration with me. As it happened, the landlady was called away and did not go with me. At first Immigration insisted that I come back later when the landlady was available. In the end, they accepted the contract and a telephone call to the landlady. Mind you, that was back in December 2004 and I would guess that they have tightened up on that too.
What I find really interesting is how few SF'ers make comments on this topic. I have often thought this when other threads have been running. It tends to suggest to me that the vast majority of the members on this forum do not have a long stay visa, either based on retirement or marriage. If they did I would expect to hear more about their experiences at each renewal.
