Today went to the Sangkha land office to put my name on the land here. Was told no, because of what is happening down south and Government officals are getting in trouble and he did not want to do it.

Went to the Sangkha Revenue office on Taxes, here is what they said. Since I pay taxes in the US I do not pay here, nor do I file here. If asked about taxes just show them my US tax return.

Of course no one wanted to put anything in writing

I used Sebastian Brousseu - his lawyers have experience of convincing reluctant Land Office officials that they are obliged to register the usufruct.

Few years ago we went to Sangkha land office, submitted the Usufruct I drew up, had to wait for boss man to come out of the back, it all worked out when he mentioned a contribution for Christmas fund, he mentioned to figure.
I said I'm not able to do the amount he mentioned, but I can do half the amount.
Walked out with my name on the back of on the Chanote land deed along with my girlfriends name,
Before we were married.
Check, as I believe there's some legal implications when you register a Usufruct when you're married to the owner of the Chanote.
Mine Usufruct is the life estate on the house and use of land without the right of passing on to heirs beneficiaries.
Benefits among others are Bank will not lone funds the Chanote .

I drew up the Usufruct I'm a successful on getting my name on the Chanote deed before I built the house with local labor, my supervision .
Everything went pretty smooth until close to the end of the job, some of the workers were resistant on the finishing details like the end caps on the roof trusses box steel, etc. .
After the structure had the about 1 m high cement floor on poles extending to roof still framing and metal roofing on.
We took holiday from all the stress, went Chiang Mai ( where I got hooked ) for a month or so.
Finish the house when we came back.

Said have to deal with this office, going to Surin is not possible. The Wife called the Surin Land Office, and here is what the woman there told her. Go to the land office again, ask for the Usufruct if he again says no, asked him to put it in writing on his refusal and why he is refusing telling him you are going to appeal. You can then appeal to the Surin Land Office and they have no problems with a Usufruct.

More than likely, the Somchai involved doesn't have a clue about the matter.

Whatever you do, it's gonna cost baht . Just my opinion. No doubt you will achieve Usufruct !
If you go to lawyer way, curious how much ?
 
On the first property we bought with my money and my wife signature I had a Usufruct put on the land title. 7 years later we walked onto the land office and had my Usufruct removed. The lady that took care of me said WOW never seen that done. Two days later we sold the house and land moved to Kap Choeng.. My walked with a certified check in her name and put it her bank account. That was in 2012. 2nd best decision I ever made.

Just got an email from the Lawyer his thai lawyer called land office. Said the Head of the office was quite difficult to deal with, was not happy that a lawyer was calling. He said his duty was to investigate thoroughly to determine if it constituted a nominee arrangement, because Koh Phangan is currently under intense scrutiny. She told him that's a different location and not same story. Because our client married with his Thai wife for 18 years. He still seemed unhappy, but he said to have the client come back again so he could investigate further and then reconsider whether to allow the registration or not.
